Calgary's climate and water composition create specific challenges for hot water tanks. Here are the most common error codes we see in the YYC area.

📉

Running out of hot water?

The tank runs cold halfway through a shower, or you hear a rumbling "popcorn" sound.

Calgary Fact: Our water hardness (~11-15 gpg) causes rapid calcium buildup at the bottom of tanks.
View DIY Solution
  • Turn off the gas/power to the tank.
  • Connect a garden hose to the drain valve at the bottom.
  • Run the hose to a floor drain.
  • Open the valve to flush out white sediment chunks.
⚠️ Valve stuck? Don't force it—it might snap. Call us.
🕯️

No hot water at all?

Water is ice cold. Usually means the pilot light is out or the igniter failed.

Calgary Fact: High winds (Chinooks) can sometimes create downdrafts that blow out older pilot lights.
View DIY Solution
  • Remove the bottom cover plate.
  • Follow the instructions on the sticker to relight.
  • Hold the button for 60 seconds after lighting.
  • If it won't stay lit, your thermocouple is likely dead.
💧

Water pooling at base?

Small puddles appearing around the tank. Could be condensation, or a tank failure.

Calgary Fact: Rapid temp changes in winter can cause metal expansion/contraction, loosening old valves.
View DIY Solution
  • Check the T&P valve (the lever on top/side). Is it dripping?
  • Check the cold water inlet pipe on top.
  • If the water is coming from the seams of the tank, the unit has failed and needs replacement immediately.

Why do Calgary tanks fail early?

Between the Bow River's mineral-rich water and our fluctuating freeze-thaw cycles, generic tanks take a beating. We only install units rated for high-altitude and hard water environments to ensure you get more than just a few years of service.

What replacement day looks like

A tight process keeps surprises low. These steps are built to protect your space, confirm safe operation, and leave you with a clear walkthrough.

Step 1 of 6Arrival & assessment
  • Inspect shutoffs, venting, and drain condition.
  • Verify space and clearances for service access.
  • Confirm any risks before parts come off.

Notes above describe typical workflow. Timing can vary based on access, venting route, and existing plumbing condition.

Maintenance that protects your equipment

Small checks help you spot issues early. Proper maintenance is designed to reduce downtime and support longer service life—without guessing.

Storage tank care

Quick wins

Homeowner checks

  • Look for moisture at valves and fittings.
  • Listen for new rumbling or popping sounds.
  • Confirm the area stays clear for service access.
  • Test hot water consistency at a few fixtures.

Service visit tasks

  • Inspect relief valve and drain path.
  • Check shutoffs, controls, and vent connections.
  • Review temperature settings and mixing valve behavior.
  • Evaluate mineral buildup and recommend next steps.

If you see active leaks or corrosion at tank seams, book service promptly—those conditions can worsen quickly.

Tankless care

Keep flow stable

Homeowner checks

  • Keep intake / exhaust areas unobstructed.
  • Watch for new error codes or unusual cycling.
  • Confirm consistent temperature at your main fixtures.
  • Check for drip marks at service valves.

Service visit tasks

  • Descale as needed based on water conditions.
  • Inspect sensors and combustion components.
  • Verify venting integrity and condensate handling.
  • Confirm gas supply supports the unit under load.

Maintenance frequency depends on usage and water quality. We’ll recommend intervals based on the unit’s readings and operating history.

Boiler care

System health

Homeowner checks

  • Confirm pressure stays in the normal range for your system.
  • Look for drips near pumps, valves, and fittings.
  • Listen for new noises in the mechanical room.
  • Keep vents and air intakes clear.

Service visit tasks

  • Inspect pumps, expansion tank, and safety devices.
  • Confirm control logic and sensor readings.
  • Check combustion performance where applicable.
  • Review air elimination and circulation behavior.

Hydronic systems vary by layout. Service steps are chosen based on your piping, controls, and equipment configuration.
